Fix and Flips​

Fix-and-flip loans are short-term loans used by real estate investors to purchase and improve a property to then sell for a profit. When a buyer decides to upgrade and resell the property for profit, fix-and-flip loans are typically used to cover the upfront costs of renovating the property.

 

This type of investment is typically executed with short term financing. Short term financing means no long term commitment. {Up to 90% of purchase price + 100% of construction cost

Fix and Hold

A fix and hold loan actually starts off as a fix and flip loan. This gives you the money you need to renovate your investment property. Then, once you've finished making the necessary repairs, it becomes a fix and hold loan when you can refinance.

This type of investment is typically executed with long term financing. Long term financing means more flexibility in financial management. {Up to 100% of construction cost then Refinance at 75% LTV}

Cash-out refinance

Cash-out refinance gives you a lump sum when you close your refinance loan. The loan proceeds are first used to pay off your existing mortgage(s), including closing costs and any prepaid items (for example real estate taxes or homeowners insurance); any remaining funds are yours to use as you wish.

 

This type of investment could be where short or long term financing can be used. {Refinance up to 80% LTV}
